How Housing Architecture Defines Identity

An article about the peculiarities of housing architecture, written by the founder of Eco-building group Pavel Somov.

If you enter “Ukraine” in a Google search, you can see many beautiful images of wheat fields, sunflowers against a blue sky, fewer photos of cities and their architectural landmarks.

And this is not surprising, since our country has always been agrarian and in recent years the development of this sector of the economy has been rapidly moving forward. The architecture of our country is concentrated in large cities and their suburbs, in which history has combined the Baroque style, residential and administrative buildings of the Soviet era, new high-rise high-tech construction

The architecture of housing construction occupies the largest share in the architecture of cities and our megalopolises are no exception. In recent years, the housing construction market has experienced a real boom. According to analysts, in the first half of 2018, the volume of housing construction increased by 25% compared to the previous period.

How will housing construction change in the near future, how does it determine the needs of Ukrainians and how does it differ from the European one?

It should be noted that the rapid development of technology and the pace of life is changing people’s views on where and how it is necessary to live, and consequently transforms the face of our cities. The development of the agricultural sector leads to an increase in megacities and their suburbs, which is clearly visible in recent years.

Urban development is gaining momentum. The city center will always develop, change dynamically, infill developments always take place. Representatives of the business environment will always have an interest in the center of the metropolis, where the accumulation of financial flows and offices of leading companies takes place.

Residents of the capital must have noticed how before our eyes whole residential areas began to appear on the outskirts of the city, where there were previously wastelands.

The population of many states of Western Europe and the United States is not so attached to their own housing, since the practice of moving to another city or country is absolutely commonplace. The mentality of our people is formed in such a way that having your own home is a must. As they say, “my home is my fortress”.

As it was before during the Soviet Union – there were some undeclared standards of life: an apartment, a car, and in the apartment – a full bowl, everything and more. Whether it is necessary or not, this is already a secondary issue. The main thing is to have it. Nowadays, this trend is changing somewhat towards optimization between desires and needs. The golden mean is chosen. Housing requirements are approaching today’s realities. First of all, housing should have everything necessary to meet human life needs, be comfortable and aesthetically pleasing. So that all this is harmoniously combined.

It is difficult to predict which type of housing will be preferred by our citizen in the distant future, but we can say for sure that megalopolises will develop in Ukraine and suburban construction along with them. Therefore, the real estate market in Ukraine will live on. It will have its own fluctuations, as in principle in any market, but the demand for its own housing and the requirements for it will always be relevant.

Not so long ago, in our country, the fashion was cultivated specifically for the acquisition of housing in multi-storey buildings. The demand for apartments was very high. Even in provincial towns, they tried to queue up and buy housing “with all the amenities.” But in Western countries, a different situation is observed – people of average income and age are trying to build private housing for themselves outside the city.

Now the opinion on this matter, let’s say, is twofold. The aesthetic level of upbringing of our citizens is focused on different tastes, different social needs and, accordingly, different requirements. Young people, young families prefer modern residential complexes of the capital, as it is a harmonious environment for leading an appropriate dynamic lifestyle.

However, people of older age and stable income are trying to purchase or build from scratch their own housing outside the city. This choice is influenced by the issue of prestige, favorable environmental conditions, the level of safety, remoteness from the hustle and bustle of the city. But this does not mean that an active lifestyle stops there.

Suburban housing construction is really developing. And not only through the construction of cottage complexes, but also apartment buildings. This trend is quite optimistic.
